What Recertification Requires Today

NO LONGER JUST “40 YEARS”

Miami-Dade County amended its building recertification program in June 2022, and Broward County’s Board of Rules and Appeals updated its Building Safety Inspection Program around the same time. Many buildings now need their first recertification years earlier than the familiar 40-year mark. Each recertification includes a structural report and an electrical report.

  • Miami-DadeMost buildings at 30 years, then every 10 years
  • Miami-Dade coastal condosCondo and co-op buildings of 3+ stories within 3 miles of the coast at 25 years
  • BrowardBuildings 25 years and older, then every 10 years
  • Palm BeachState milestone inspections for condos of 3+ stories; some cities run their own programs

Usually exempt

Single-family homes, duplexes and very small buildings are generally exempt. In Miami-Dade that means buildings with an occupant load of 10 or fewer and 2,000 sq ft or less. In Broward, structures under 3,500 sq ft and one- to four-family dwellings of three stories or fewer. Always confirm your building’s status and deadline with your city’s building department.

Who Signs the Report — and Where We Fit

ENGINEER + LICENSED ELECTRICAL CONTRACTOR

The electrical recertification report must be signed and sealed by a Florida-licensed professional engineer or architect. In Miami-Dade, threshold buildings (generally four stories or more) must be inspected by a licensed electrical engineer, and electrical systems of 400 amps or more require infrared thermography. In Broward, larger buildings require a threshold inspector. As a licensed electrical contractor, our role is different and complementary:

✓

A pre-inspection walkthrough before your engineer’s visit, so known problems are corrected first.

✓

A clear, written scope and quote for every electrical deficiency listed in the report.

✓

Permits, corrections and final inspections by our licensed team (EC13010894).

✓

Repairs of hot spots and loose connections found during infrared thermography.

✓

Direct coordination with your engineer or architect, and the documentation they need to close out the report.

✓

One contractor for related upgrades: panels, service equipment, lighting and EV-ready infrastructure.

LED parking lot lighting upgrade for Miami-Dade recertification

Parking Lot Illumination Certification

In Miami-Dade, the recertification packet must include a certification that the parking lot lighting meets County Code Section 8C-3, signed and sealed by an engineer or architect. Older poles and fixtures often fall short. We evaluate the existing lighting, recommend LED upgrades and install them so your engineer can certify the lot.

How We Work With Your Engineer

FOUR STEPS

01

Pre-Inspection

We walk the electrical rooms, panels and site lighting and flag likely deficiencies before the official inspection.

02

Engineer’s Report

Your engineer or architect inspects the building and lists the electrical items that must be corrected.

03

Corrections & Permits

We quote each item, pull the permits and complete the repairs with our licensed team.

04

Close-Out

We pass final inspections and provide the documentation your engineer needs to finalize the report.

Replacing Outdated Panels

Crowded wiring, corrosion and obsolete breakers are among the most common recertification findings. We replace them with new, properly labeled equipment, installed under permit and inspected.

Don’t Miss the 90-Day Deadline

In Miami-Dade, recertification reports are due within 90 days of the Notice of Required Recertification. Late submissions carry fees, and non-compliance can lead to citations, penalties of up to $10,000 per violation, liens and, in serious cases, unsafe-structure proceedings. Electrical corrections such as panel replacements may need permits and utility coordination, so starting early keeps your timeline on track.

Who we work with: condominium associations and boards, property managers, commercial and retail owners, office, industrial and warehouse buildings, churches, schools and multifamily properties, from West Palm Beach to Homestead.

Building Recertification FAQs

COMMON QUESTIONS

Is it still called the 40-year recertification?

Many people still use that name, but since Miami-Dade amended its program in 2022, most buildings are due at 30 years, and condominium and co-op buildings of three or more stories within three miles of the coast at 25 years. In Broward, the program applies to buildings 25 years and older.

Can an electrical contractor sign the recertification report?

No. The electrical report must be signed and sealed by a Florida-licensed professional engineer or architect, and in Miami-Dade threshold buildings it must be an electrical engineer. A licensed electrical contractor like Add Solar & Electrical performs the pre-inspection, the corrections and the permitted repairs, and coordinates with your engineer.

What happens if the report finds electrical deficiencies?

Your engineer lists the items that must be corrected. The owner hires a licensed contractor to make the repairs, with permits when required, and the engineer confirms the corrections before the report is finalized.

Does recertification include parking lot lighting?

In Miami-Dade, yes. The recertification packet must include a signed and sealed certification that parking lot illumination meets County Code Section 8C-3. We upgrade lighting so the lot can be certified.

How long do electrical corrections take?

Minor items can often be completed in a few days. Panel or service replacements need permits and sometimes FPL coordination, which can take several weeks. A pre-inspection helps you start early.

Do single-family homes need recertification?

Generally no. Single-family homes and duplexes are exempt in Miami-Dade, and one- to four-family dwellings of three stories or fewer are exempt in Broward.

Requirements summarized from Miami-Dade County and Broward County building programs as of 2026. Rules vary by city; confirm your building’s requirements with your local building department.
